02 / ROI & CASH-FLOW CALCULATORS
What could this look like at your property?
Use the same booking assumptions to compare both programs. Change the inputs to reflect your market, operating plan, and costs.
Your assumptions
“Other costs” can include cleaning, labor, linen, water servicing, insurance, maintenance, and marketing. The comparison uses the same cost budget for both options; your proposal will allocate actual costs by program. Session price excludes sales tax. Set sessions to zero to model an included amenity.
Please enter valid values within each field’s range.
*Monthly share is the selected term’s average, after recovering the entered prior deficit. Actual distributions follow cumulative operating profit. Forecasts exclude rental tax, financing, depreciation, and income taxes; add other applicable costs to your budget. Booking volume and returns are illustrative, not guaranteed.
How the calculations work
Revenue = session price × bookings per day × operating days. Operating costs = utilities + other costs + percentage booking fees. Profit-share distributions = max(0, operating profit × months − prior deficit), split 75% W&W / 25% host. Term cash subtracts your setup cost. Setup-cost ROI = host term cash ÷ setup cost; it is undefined with no setup investment.
Rental cash flow = revenue − operating costs − $4,500. Rental cash return = term cash after setup ÷ total modeled operating costs, rent, and setup. Break-even bookings = (fixed monthly costs + rent) ÷ session revenue after percentage fees, rounded up. Setup costs are excluded from monthly break-even. Rent credits are not included in cash flow.

02
Build your operating plan
We agree on costs, responsibilities, site preparation, delivery, and any rent-to-buy terms in a location-specific proposal.
03
Set up and welcome guests
After site readiness, installation, approvals, and commissioning, W&W sets up your booking system and provides admin access so your team can manage reservations and welcome guests.
A few things to know.
Is 75/25 a split of revenue or profit?
It is a split of positive operating profit: sauna booking receipts less approved, documented operating costs. W&W receives 75% and the host receives 25%. Prior operating deficits are recovered before new distributions. W&W funds approved operating deficits under the profit-share arrangement.
Who pays for electricity, delivery, and site preparation?
These are assigned in your written proposal. Under profit share, only agreed operating costs are deducted before distribution. Under rental, the host covers its operating costs and assigned site costs in addition to monthly rent.
Can we use the sauna as an included amenity?
The rental program can support an included amenity or paid guest sessions. For an included amenity, the calculator shows direct costs; benefits such as occupancy, retention, or room-rate improvements are not included.
Does rent automatically become equity?
No. Rent-to-buy requires written purchase-option terms. Any eligible rental credits, purchase price, and deadline must be agreed before they apply.
Who sets up and manages bookings?
Woods & Water sets up the booking system for your property and provides your team with admin access. Your team is responsible for managing day-to-day bookings, availability, reservation changes, and guest communication. This applies to both the 75/25 partner program and monthly rental program.
Can the sauna operate with automated bookings?
We can plan for automated private sessions where the equipment, controls, site, and operating approvals support them. Cleaning, guest support, safety procedures, and a local response plan still need to be assigned.
